TOP TEN TIPS FOR MAKING MOVING EASY

It is a fact that house moving is amongst the most stressful things you can do in your life. With so much to consider, from liaising with your solicitor to packing up boxes, it can be difficult to prioritise tasks. That’s why quality property developer Banner Homes has published its Top Ten Tips for Making Moving Easy:

1. Think seriously about your finances. Establish what you can afford to put towards a deposit on a property, then take a hard look at your income in order to determine your house buying budget. 2. Start researching the areas you are interested in. Look at facilities available in a particular area, the availability of good schools and proximity to shops and other amenities. 3. Work out what you want from your new home. How many bedrooms do you need? Do you need more than one bathroom? How big would you like your garden to be? 4. Get out there and have a good look at what is on the market. Keep your options open by checking what’s available on the new build as well as the older homes market. The internet can be a very useful tool at this stage, but nothing beats going to see for yourself. 5. Get your mortgage in place. Find a good solicitor and research as many banks and building societies as possible in order to get a mortgage which best suits you. Remember mortgage deals can change daily with fluctuations in interest rates, so don’t miss out! 6. Check out Incentives. If you have discovered that new build developments are available in your chosen area, remember to check out the incentives on offer when you buy. Many developers offer fantastic deals like stamp duty paid or the installation of carpets throughout, and some developers will even take your old home in part exchange for a new one. 7. Have your house surveyed. Once you have found your dream home, have it surveyed and then make an offer. If your offer is refused, negotiate, but always keep your budget in mind! 8. Think about Moving Day! Once your offer is accepted and contracts are exchanged, it’s time to think about moving day. Find a reliable removals firm and notify your utility companies of your impending move. Some new homes developers will even pay your removal costs. 9. Start packing – not long now until completion day. Make sure you label each box with its contents, to save time at the other end. 10. Moving in day – remain calm! Save a box for essentials which will be necessary from the moment you move in, like tea bags, milk, teacups, a kettle and – finally – champagne!

STRONG DEMAND FOR NEW HOMES UNDER A MILLION IN BEACONSFIELD

The market for new homes in Beaconsfield is going from strength to strength, as enquiries mount at housing developer Banner Homes’ family-friendly Burlington Place. Burlington Place is a development of six substantial five bedroom detached homes, all priced comfortably under a million pounds; unusual figures in the affluent Beaconsfield, Buckinghamshire. According to a recent survey*, Beaconsfield is England’s most sought after market town, with prices almost twice as much as Midhurst in West Sussex which is the next most popular town. Residents put the area’s popularity down to its communications links, close proximity to London, good stock of well proportioned houses, selective education system and several excellent grammar schools. Selling agent Jerry Ashington of Ashington Page says. “The majority of new homes development in Beaconsfield over the last few years has been priced at well over a million pounds. Banner Homes has taken the opportunity to build exclusive homes in an established location a quarter of a mile from the station, which are all priced comfortably under this amount. As a result we have had numerous enquiries and there are many people eagerly anticipating the opening of the new show home.”

Keen house hunters do not have much longer to wait, however, as the new three storey, six bedroom Devonshire show home is due to open at the end of this month.

The Devonshire is part of a small, exclusive Burlington Place development which is built in a child-friendly cul de sac and reached via a private driveway off Caledon Road. There are three designs in two or three storeys, all featuring generous, flexible family living space. The homes all have double garages and feature interesting design details like doric columns, stone cills, plinths and detailing. There are good security features, and designer kitchens with the latest integrated appliances, Cat 5 cabling and telephone points to all rooms.

The homes are perfectly placed for access to the excellent local schools in the area. For the convenience of busy families, the development is within walking distance of the centre of Beaconsfield, where there are many specialist retailers, supermarkets and high street shops. The Old Town, slightly further afield, grew in the Eighteenth Century and contains antique shops, boutiques, country pubs and plenty of restaurants for evenings out. The area of Beaconsfield also offers some of the most attractive countryside in southern England.

The homes at Burlington Place are priced from £765,000 – £965,000. For further details, please telephone the sales office on 01494 730848. Alternatively you can visit the Banner Homes’ web site at www.bannerhomes.co.uk

SIZE IS EVERYTHING AT COMPASS PLACE

Banner Homes gives apartment-hunters more space for their money

Choosing to free up equity in your home by ‘downsizing’ to a more manageable property does not have to mean compromising on a sense of space. At least, not if the property you choose is a Banner home.

Downsizer Michelle Davies, aged 42, moved recently from a four bedroom, three bathroom home to her Banner apartment in the Parklands development, in Edgware. “My old property required so much maintenance that it was really getting to be too much work,” Mrs Davies explains. “When I first looked to downsize, I wanted to buy a house. But after months of searching I resigned myself to that fact that ‘box homes’ were the only options within my budget. Then I came across Parklands, and saw immediately that there was plenty of space for my large furniture, and no sense of feeling cramped. In fact, because it totals 1,000 sq ft, there is even space to spare.”

Mrs Davies’ Parklands home is located directly opposite Banner Homes new development, Compass Place. She has taken such an interest in these new homes that she has recommended them to a friend who has two children. “The apartments at Compass Place make even mine look small,” she says. “If I could afford it, I would definitely buy another one.”

Located in Glendale Avenue, close to both Stanmore and Edgware tube stations, Compass Place is a development of 18 two bedroom apartments with private basement parking and a handy lift to all floors. The largest of the properties covers 1,396 sq ft.

The apartments feature spacious lounges, large kitchens – most with room for a table – and some have balconies. Bedrooms contain fitted wardrobes, the master bedroom has an en suite, and there is a generous main bathroom. There are vehicular and pedestrian gates with a telephone entry system, 24 hour access code and remote opening, and the development will be landscaped.

Prices at Compass Place start from £325,000-£425,000. For further information, please contact the sales office open Thursday – Monday 10am-5pm 0n 0208 9580739. Alternatively, you can visit the Banner Homes website at www.banner-homes.co.uk.
