HOW PART-EXCHANGE HELPED ENSURE ONE COUPLE GOT THEIR DREAM HOME AT ALVESTON PARK

 

People have varied reasons for opting for part-exchange when selling their home. However, in many instances, it’s simply that time is of the essence. This was certainly the case for retired school-teacher, Alan Bateman, and his partner Susan Bolton – a part-time college lecturer. When they saw their dream house at Banner Homes’ Alveston Park development in Warwickshire, they decided to act quickly, opting for the part-exchange scheme currently available there. “In short, we saw just what we wanted at Alveston Park and chose to take advantage of Banner’s part-exchange scheme to make sure we got it. Otherwise, by the time we had sold privately, the house we wanted might have been snapped up by someone else and we didn’t want to take any risks.”

There’s no doubt that part-exchange does eliminate the heartache of broken chains or protracted dealings between solicitors. Continues Alan, “Basically, we had three valuations and settled on a price we were happy with. It was a swift process and another advantage of opting for this sort of scheme is that we saved a considerable amount of money on estate agent’s fees.

“We first saw the new house at the end of March 2006, finalised the offer during the first week of April and moved in on June 6th. We could have gone in a week or so earlier, but we were on holiday! Two months is pretty good going.”

Banner’s part-exchange scheme offers the best of both worlds to new homes buyers. If they can find a buyer themselves, then they are free to do so within an allotted time period and the completion dates can be tied in. If they cannot find a buyer before the new home is completed, then Banner will take it off their hands and sell it, allowing completion dates to remain the same and eliminating the need for expensive bridging facilities.

Banner will consider purchasing properties of any value, age or location in the UK, and simply stipulates that the Banner Home usually needs to be worth at least 30 per cent more than buyers’ existing property.

Alan and Susan chose a delightful three-bedroom end-of-terrace house at Alveston Park. When asked what they like best about it, Alan replies, “It looks quite small from the outside, but it’s a real Tardis when you get inside. I just love seeing the looks of surprise on people’s faces when they walk in! We love the large kitchen and the lounge/dining room is very spacious indeed, with a nice outlook across open fields.”

The couple had looked at some other developments in the area, but according to them they just didn’t compare. “We liked Alveston Park by far the best. The house is lovely, it’s a nice small development that will look absolutely super when it’s completed. It’s close to Alveston which is pretty little village, and the appearance of the houses here is very classy.”

In fact, Alan and Susan like the place so much they’ve been instrumental in introducing two other purchasers to the site.

Alveston Park is a select development of 28 three, four and five bedroom homes. Interiors feature stylish fitted kitchens with all modern conveniences, fitted wardrobes to bedrooms one and two, luxury doors, and classic white suites to the bathrooms.

MY OWN ‘OASIS’ AT HERMITAGE GREEN

When Ian started house hunting he knew exactly what he wanted and as soon as he visited Banner Homes’ Hermitage Green development he realised that this was the place that he could call his oasis!

Ian comments; “It has been really easy to blend into the community which was an initial concern of mine, as I do live on my own. However, there was no need as both the development and local village are very community spirited and let’s face it with 4 local pubs, markets and plenty of events, including the Newbury show ground there is plenty to ‘do and see’.”

Ian concludes; “I was locked into a long property chain – nine houses to be exact-which was stressful to say the least.
