TIME IS OF THE ESSENCE TO PURCHASE OFF-PLAN AT BANNER HOMES’ NEW TRINITY PLACE DEVELOPMENT

Leading developer, Banner Homes is to create an up-market new collection of just 3, five bedroom detached houses on the fringe of the prestigious Fairmile estate, Cobham.  As of now, properties at the site, Trinity Place located on Stoke Road, have been released for sale off-plan.  However, this chance to secure the home of your dreams before anyone else is available for a limited time only. After the end of December, house hunters will have to wait until the show home opens in Spring 2009.

Although buying off-plan may seem daunting, many choose to use this method for a number of well-documented reasons.  Firstly, you get to choose exactly the plot you prefer before it’s too late and you have to opt for a second or third choice.  Secondly, prices at virtually all developments tend to go up once the show home is up and running, even in this current market.  Finally, you may get the chance to have an input into the final finish of your property including wall and floor tiling, making it ‘homely’ from the start.

Jenny Griffiths, Sales Manager of Banner Homes Central comments: “We are extremely excited to be bringing this small collection of homes to Cobham.   The homes have been carefully designed to ensure that they blend seamlessly into their attractive location and provide the perfect balance between contemporary and traditional.  Additionally, the accommodation is versatile, well planned and offers ample room in which each member of the household can live their lives, suiting growing families and those in need of space for visiting family and friends.

“The release of the properties off-plan represents an exceptional opportunity for house hunters to take full advantage of the development’s exclusive nature and convenient location.  For those who may be a bit nervous at the prospect of purchasing off-plan, our sales advisors will be able to take you through the process step-by-step, ensuring all your questions are answered.  However, remember time is really of the essence and these homes will only be available off-plan for a limited time only.”The detached homes are perfectly suited for families of all shapes and sizes.  Open plan kitchen/breakfast rooms feature French doors that open out onto the garden, creating a flow from inside to outside.  For entertaining visitors, the ground floor also includes a separate sitting room, dining room and TV room.  This floor also boasts a cloakroom, separate study and utility room.  The upstairs area boasts five bedrooms including a large master bedroom with walk-in dressing room, sizable en-suite bathroom, plus, its own private balcony.  Two further bedrooms also come complete with an en-suite and a family bathroom is located on the same floor.
Rail travel to Central London is well served with the local station taking individuals to London Waterloo within forty minutes.  Whilst, road travel is made simple as Trinity Place is located just a few minutes away from the A3 making travel connections to the M25 a breeze. From tea rooms to Italians, Cobham offers something for everyone.  There are plenty of ways to spend your spare time with a wide selection of restaurants, pubs and coffee shops. For the more energetic, there are a variety of sports clubs, leisure facilities and country walks available on your doorstep.

Education needs in the area are well served with an excellent selection of primary and secondary schools including: Parkside Prep School, Notre Dame School, Reeds School and The International school.
Banner Homes’ Premier Part Exchange scheme is also available at Trinity Place.  The scheme allows buyers to move easily into a new Banner home without the delays and uncertainties that can be experienced when selling an existing property.  The scheme also allows purchasers to secure the home they wish to purchase in advance of the build completion date, without having to worry about tying together legal completion dates that are several months in the future.  Under the scheme, completion dates for the two properties will be identical and there is no need to consider concerns over temporary accommodation or bridging facilities.

For further information on the development please contact the sales advisor at nearby development Oakdene Corner located on Between Streets, Cobham, on 01932 860382.  The show home at Oakdene Corner is open from Thursday to Monday from 10am to 5pm, should you wish to speak in person.  Alternatively, please visit the Banner Homes web site at www.bannerhomes.co.uk

BANNER HOMES’ SMARTER THINKING

The Government recently set out its plans to help first time buyers with its Home Buy Direct scheme but quality house builder, Banner Homes, is going further to help anyone and everyone looking to buy a new home with their brand purchase scheme, ‘Money Match’.

‘Money Match’ offers all Banner Homes purchasers the opportunity to benefit from what is in effect an interest free loan for up to ten years. The purchase scheme will appeal to anyone wanting to get on, or move up, the housing ladder, but who has insufficient deposit to either get a mortgage, or to get a mortgage at the right rate.

Under the scheme, purchasers will be able to take full ownership of their chosen Banner Home, despite only paying initially between 80% and 95% of the purchase price.  The idea is that Banner Homes will ‘Money Match’ the buyer’s deposit with a deferred payment.  For example, if a purchaser has a 15% deposit, then Banner Homes will ‘Money Match’ the amount by delaying 15% of the purchase price for up to 10 years.  This would mean in this example, that the purchaser would only need a 70% mortgage making the mortgage easier to obtain and more affordable because the best interest rates are offered on the lower ‘loan to value’ mortgages.  No rent or interest is charged on the deferred payment during the ten year period and it may be paid off at anytime during the ten years. The minimum ‘Money Match’ available is 5% of the purchase price and the maximum is 20%.

Banner Homes is offering ‘Money Match’ at its developments in the Hampshire area, which will allow many purchasers to secure the Banner Home they want with an easily achieved and cheaper to maintain mortgage.

Nicki Dennis, Sales and Marketing Director for Banner Homes Wessex says; “Money Match has already proved to be hugely popular.  With good deals on mortgages hard to come at the moment, this scheme provides the perfect solution.

“Money Match is on offer to all Banner Homes’ purchasers subject to them meeting the basic criteria, terms and conditions. ‘Money Match’ is currently available at: Chilworth Heights in Chilworth, Posbrook Farm in Titchfield and The Firs in Four Marks. I would recommend interested individuals visit the development of their choice and take the time to chat to one of our Sales Advisors. Hopefully we can make their dream become a reality!”

Banner Homes’ exquisite Posbrook Farm development located off Posbrook Lane, Titchfield, is a stunning collection of just 10 three, four and five bedroom properties.  Four of the homes have been created from the shells of the ancient barns and retain the oak frames and beams used in their construction hundreds of years ago.  These four homes are joined by six sympathetically designed new properties.  All the homes are sited within a prestigious gated setting.  Prices at Posbrook Farm start from £375,000.  The show home is open daily from 10am to 5pm.  For further information please contact the sales advisor on 01329 841474 or the selling agents Jackson Stops and Staff on 01962 844299.
