When Tracy and her husband Richard decided they wanted to move home in order to accommodate their new addition to the family, they were faced with the daunting prospect of selling their home in what can be only described as a tough market. After three potential sales fell through on their property they were beginning to give up hope, that was until they came across Banner Homes’ Chadwick Place development located on the southern fringes of sought after village, Balsall Common.
Tracy explains: “We had been looking to move into a more spacious home for some time however selling our previous home was proving difficult. Canadian Donald Symonds and his wife Carolyn had been considering purchasing a property in England for a year or two but were keen not to rush into a decision, bearing in mind the current climate. It wasn’t until the couple were visiting England and in particular their friends in Cobham, that they came across Banner Homes’ Oakdene Corner development located on Between Streets, it was then that they decided that perhaps the time might be right to make that move.
Donald explains: “We had been considering purchasing a property in England for a year or two and in fact had previously made a visit, from Canada to England, to house hunt a few months back. However, a decision was very much dependent on finding the right place at the right price. But due to the financial and housing market problems we decided to put any decision on hold until the picture improved or clarified.
“It wasn’t until we were visiting Cobham in January that we came across Banner Homes’ Oakdene Corner development and due to the site being in infancy stages we decided to take a look at the model suite. We were immediately impressed with the development and the homes available, although didn’t feel ready to make a move there and then. Therefore, we kept in touch via the Internet, monitoring sales and prices and by June, we felt comfortable with the housing market and were prepared to make an offer on a property.”
The couple were no strangers to the Cobham area as they had previously lived in the town before. Donald comments: “Due to my career, we lived in Europe for most of the time between 1997 and 2006, primarily in England with a period in Paris. From 1997 to 2002 we resided in Cobham and we enjoyed living in this location immensely. Carolyn and I enjoyed participating in the community and made some life-long friends in the area. We later lived for periods in Paris and in Central London where my office was then located however, Cobham had made a lasting impression on us.”
Commenting on the location of Oakdene Corner, Donald says: “Having lived in Cobham for several years we liked the village atmosphere and what the area had to offer. The location of Oakdene Corner is ideal as it is within easy walking distance to the restaurants, shops and services of the High Street, which was important since we prefer to limit use of the car. In addition, we like to spend time in Central London so we needed to have relatively effective public transport into Central London and other towns on a regular basis. This is satisfied by the direct train to Waterloo and the fairly regular bus service to towns like Kingston and Guildford.”
As it was the couple’s second home, they were looking for a new home or one recently re-furbished as they did not want to get involved in renovations or worry about repairs, as their time in the country would be limited.
Commenting on their wish list for their new home, Donald says: “We wanted a property situated in a small, modern, attractive building, that has a good street presence and bright, attractive internal common areas – all of which Oakdene Corner has. With regards to the internals of the apartment, although the property was to be a second home it was important that it was open, airy, bright and well-featured. The apartments at the development satisfy these requirements. They are designed and built to a good standard and with windows and/or doors on three sides it appears bright and airy.”
He continues: “The final area that was of course important was price. I believe the price provided reasonable value for the level of apartment and location. I was also pleased with the ability to make, and have accepted, an offer that I was comfortable with.”Despite the couple living hundreds of miles away, distance proved no object in purchasing their chosen apartment, Donald comments: “We found the purchasing process very easy and smooth. The sales advisor, Norma Ross, remembered our January visit when I phoned her in June and she was very helpful and pleasant. I made an offer in that phone call and I received a positive reply within a couple of hours. From that time forward we communicated via e-mail, SMS and phone – Norma was a pleasure to deal with throughout! She also provided the name of an English solicitor who we could use, who we also found very easy to deal with on a remote basis.”
Commenting on purchasing from plan, Donald says: “I had seen the building and the apartment when it was just stud walls. However, I had previously bought homes from plan so the prospect of doing the same in this instance was not nerve wracking. The fact that the building was in completion phase was also comforting. A few weeks later, I was able to fly across to see the apartment allowing me to confirm my decision before signing contracts. I was of course happy to proceed. My wife Carolyn did not see the apartment until after we had completed and moved in. However, she is very pleased with our new home.”
Donald concludes: “It is great to have finally moved into our apartment and we are looking forward to spending plenty of time there, allowing us to catch up with old friends and integrate ourselves into the community once again. Despite, the geographical constraints the purchasing procedure was straight forward and we are very pleased we came across Oakdene Corner that day.”
